A certified inspector walks the whole property with you, photographs everything, and hands you a report you can actually read. Large or small, new or old.
What we check
Every accessible system, checked by hand and scanned with a thermal camera, then written up with photographs of what we found.
Foundation, framing, roof covering, attic, walls, floors, windows and doors — and how water moves away from the house.
Panel, breakers, wiring, outlets and switches. This is where we find the things that start fires.
The unit, the ducts, the vents and the thermostat — plus a thermal scan to see what the eye can't.
Supply lines, drains, fixtures, the water heater, and any sign of a leak that's been quietly running.
Range, oven, dishwasher, disposal, exhaust — and whether the garage door actually stops when something's under it.
Pool and spa, lawn sprinklers, new construction and phase inspections, or a preventative maintenance check on a home you already own.
Inspection day
Most buyers have never been through one. You're welcome to walk the house with the inspector — it's the best hour you'll spend on the purchase.
Give us the address and your closing date. Same-day is often available, and evenings and weekends can be arranged.
Bring your questions. Nothing is a dumb question when it's the biggest purchase of your life.
Room by room, roof to slab, with a thermal camera in hand. We show you what we find as we find it.
Photographs, plain language, quick turnaround. Something you can hand to your agent or the seller the same day.
Our work
River Oaks to Galveston, the Heights to Pearland. New builds mid-construction and hundred-year-old bungalows.
Every photograph on this page was taken on a Home Ready job. Property addresses have been removed.
Why it matters
“The seller didn't know either. That's usually the honest answer — and it's exactly why somebody has to look.”
These are real findings from real Houston inspections. Neither one is visible from the curb, and neither one shows up on a listing photo.
Energy testing
Usually it's leaking ducts, missing insulation, or an air conditioner that was never the right size for the house. We can measure all three — with the same equipment the City of Houston has us use on new construction.
Certifications
Inspections follow the Texas Real Estate Commission standards of practice. Your inspector is a full-time, background-checked, InterNACHI-certified professional — not a rotating crew.
Your inspection is performed by [inspector name], TREC License #[number].
